If you're pricing up new flooring for a Brisbane home or rental, SPC and vinyl are usually the first options worth comparing. Both are waterproof and hard-wearing, but the price and the fit for your property can differ. Here's what actually drives the cost.
Three things move the price more than anything else: the size of the area, the condition of the subfloor underneath, and how much old flooring has to come out first. A single bedroom over a sound, level subfloor is a straightforward job. A whole house where old tiles need removing and the subfloor needs levelling first will cost more, simply because there's more work before the new floor even goes down.
On the Eleva Construction Premium Property Preparation package, flooring work starts from $2,000, with the final figure confirmed after an on-site look at your specific rooms and subfloor. Anyone quoting a fixed price without seeing the property first is guessing.

SPC (rigid core) flooring has a stone-composite core, so it handles dents, temperature swings and heavy furniture better than standard vinyl. Vinyl is more flexible underfoot and usually a little cheaper. Both are fully waterproof, which makes either one suitable for kitchens, bathrooms and laundries, unlike timber or laminate, which can swell if they get wet.
For a rental property or high-traffic family home, SPC is usually worth the small extra cost. For a lower-traffic room or a tighter budget, vinyl still does the job well.
Most single rooms are finished in a day. A full house usually takes a few days, mostly depending on how much old flooring needs to come out first. The process is the same either way: old flooring removed, subfloor checked and levelled if needed, new flooring laid with proper trims and finishing, then the site is cleaned up.
If you're managing more than one property, the same crew and the same invoice can cover flooring across all of them, so you're not re-explaining the job to a new supplier every time.
It depends on the product and how much prep the subfloor needs. Rather than quote a per-metre figure that won't hold up room to room, we measure and quote on-site so the number is accurate to your property.
SPC tends to hold up better to heavier furniture and tenant turnover, but both are waterproof and far more durable than carpet in high-traffic areas.
Often yes, provided the existing surface is flat and sound. We check this on-site and let you know if extra prep is needed first.
